what is the current commission charge if engaging house agent to rent out a room?
some told me 1 year half month and some said 1 year 1 month. The tenant may break contract half way, any guarantee period from agent, if case of break out.

Commission rate is depend on both parties acceptance always. No fixed rate, just guide in the market.

The advance or deposit is your safe, as you can deducted the agent commission from the advance upon the tenant break the lease earlier without valid reason (Sacked or relocation).

Dear Lilian,

For all rental transactions, my service fees can be up to 2 months rental plus GST for 2 years lease. There is no guarantee period from us as we are unable to control the tenant's movement. If there is premature termination, you can seek claims from tenant via legal means.
